Typical in retail centers is 2%. 2.5% is above board and 3% annual is extremely rare. 3.5% is almost a Unicorn for tenants to pay that annually in increase with NNN retail centers.Inflation usually tracks 1 to 3% a year but because of corona and other economic cycle factors it has gone up really high like 7% but not sustainable at those numbers over the long term.What you could do is have a lease with minimum annual increases of 3.5% with a clause that says the 3.5% or CPI (Whichever is greater).
