Do not forget that the asphalt has not started yet, that's a big plus since those are an expensive line item.

One additional item to check in your due diligence are any additional liens on title. 

Address concerns such as leaks and broken items.  

Look for someone who can present you per line item basis, and separate labor and materials, then buy materials.
