Hi everyone I am a new member, and I wanted to learn how to invest for a long time, I am also a Realtor for only 2 years, I am happy to be here!

If you don’t mind, I’d be curious as to your thoughts on the idea that it takes a long time to save up enough simply from a W2 job.

Maybe you can run calculations on condos versus homes in your desired areas or within commuting proximity to see the differences short and long-term. 

A long term rental in the area would rent for about $1,800 a month, so as a backup that wouldn't be a great option.

It's been so long since I've seen one or had those discussions I don't remember all the details.

Worse case you can furnish it and put the property on Airbnb or peer space as a venue space or STR in between long term tenants.Using an agent or property management company to at least get it rented could really set you up properly.

I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

Don't wait too long, because those gain may lose value based on time, trends, or rates.
