On top of that, my lease clearly states anything outside of wear and tear, like burn marks / deep gouges etc, it comes out if their security.

If your tenant causes bodily injury to someone else or they were at fault for burning down your property (left the stove on or something like that) their renters insurance would pay for it and protect you and your insurance company.

Or on the other hand...if You want to make sure you at least get back what you have in it.....as you know the more you insure the higher the premiums but the more you can get if it burns to the ground.

Not sure if you have any 'boots on the ground', but for Harrisburg market you better either know it yourself or have some boots on the ground that do because it can be very block by block and you can easily get burned if you're familiar with the city or the Harrisburg MSA (like you can in any area, but Harrisburg in particular).
