You have some interesting markets in FL that are still a little under the radar like Crystal River, but if you want a metro, Tampa/St.Pete is solid and still has inventory.But, there are A LOT of wannabe flippers and wholesalers who suck in FL so it is hard to just hop in and get stuff done before you build relationships.

Also, I would highly recommend building a market report for your property in PriceLabs ($10/mo).

I've found that by: - Providing Information - Building Rapport - Building Trust You can go a long way towards getting appraisers to err on the side of trying to help your appraisals come in at your target price.

Is the land build able or are there title restrictions or land conditions saying it will be forever green space?

Many lenders don’t want to discuss fully until I have a building permit. 

Might as well start building that rapport.
