I'll address your second paragraph with where you are talking about a 10+ unit building. 20% has historically been a minimum down payment (I'm saying minimum...it might be more down from lender to lender) on commercial property.

Do this for a year or two and build up more cash, and then do it again.

I was part-time for 6 months while working a government job (no cell phones allowed in the building). 2 rentals closed in 6 months, no sales.

., like @John Underwood said, Houfy can provide you with everything you need for a stand alone site but I don't believe that it allows you to have your own links like a .com address.If you want that, then you can figure out an address for your site and look at Wordpress as a way to build it up.

How long did it took to build all? 

Since this post got bumped, I'd love to hear any tips or tricks anyone would care to share about your last minute "game plan" if you happen to get a strong lead to reach back out/etc, with under 24-48 hours before auction.

While I finish school I want to work, at some level, for a brokerage and continue to build the savings and connections needed to start investing in my own properties / making a career in real estate.

My parents live in the Katy neighborhood.It is very safe and from what I understand, has a good school system.A lot of the homes are 'newer builds' since it is still a relatively new neighborhood.You are also in downtown houston in about 30 minutes during non-rush hour times using the I-10 highway.I don't think you can get the 1% rule anymore in the area but close to it.Since the homes are newerish, hopefully the property won't have too much renovation / repair costs.Best of luck

If it is then spend the time getting the RIGHT education, building capital reserves, making contacts, and arranging financing options.
