I am brand new to the real estate game.

Our outdated key system has a branded key tag with a piece of tape and sharpie label for the property number. 

*Adding high efficiency water heater & furnace so we didn't have a chase in the kitchen *Custom bar and hand crafted bar top in the basement - we could have gone with something pre-made or not have done a bar down there at all - just a cool feature we added cause it added value/storage to the space  *Upgraded plank flooring in the basement - it had a water proof sealant and was about $2+ more per sq foot than the cheaper stuff *Demoed walls that would have closed off the kitchen - requiring electrical movement *Added a sprinkler system/new sod - we had a sewer pipe we replaced in the yard, so instead of just patching up what we had to, we made the backyard brand new Again, we did make a profit so in no way was this a sour deal for us, just added a lot of really unique personal touches as well as going the extra mile in certain areas.  

This particular unit is brand new so we’re hoping we won’t need major painting or repairs after the lease is finished.

If they're good tenants, I don't have a problem, but get something mutually signed and understood:1) Landlord must approve color and paint type/brand and surfaces to be painted (you don't want bleed-thru on color or surface different from rest of unit (eg matte and gloss))2) Tenant responsible for any prep needed on surfaces to be painted including wall patching or fixing texture3) Tenant responsible for any damages (ie paint on carpet) to property and clean-up as a result of painting4) Landlord contribution (if any) to be negotiable PRIOR to start

Additional issues that disappointed and surprised me - his team used my brand new stainless steel kitchen sink to wash their brushes, leaving paint and a haze in the new kitchen sink and a permanent rust stain ring from the paint can on my counter.

@Aaron Signore local small banks may offer more lenient options, they tend to be more beneficial for investors compares to larger brand names banks that cater to ABC primary home buyers.

Do you feel like someone could learn about a different strategy enough from bigger pockets resources to jump into a brand new market without any experience in mobile park or self-storage?

In other words, can you build a brand new building that will yield you the same or better cash flow than an already existing property on the market?

Hey BP!  I'm a new investor out of Navarre, FL.  Last month, I retired from 24 years of active duty service in the Air Force and now I'm looking to start purchasing some rental properties between Destin and Pensacola....
