For us we were able to scrap enough to buy a house often enough that not selling our precious few houses didn't negatively impact us.

@Kyle Vandever I would definitely consider duplexes, though 4-plexes/small apartments have more initial appeal to me (less impact of a single vacancy on cashflow and fewer locations for the same number of units).  

Yea, this impacts creative financing offers but it also has a much higher rate of actually closing and not collapsing due to non-funding. 

Of course Taxes and Insurance reoccur, impact cash flow, and are included :)Costs from COE can be written off in the year of purchase.

The only impact that the exclusivity agreement has on the arrangement is that the property owners will still owe the listing broker commission, regardless of if the transaction is initiated by the broker or seller.  

They responded that if there is a small glitch it won't affect me much but will impact them in a big way.
