From a practical perspective doing the walkthrough in 2 weeks is unlikely to cause too much of an issue depending on the tenant class etc.

Price 450,000Cap rate on listing is 13.35%Taxes 15,700Annual Gross rent 81,9008 unit property        4 commercial units (2 restaurants, 1 liquor store, 1 mechanic which uses the garage)        4 residential units (2 units are 1bed/1 bath, other 2 units are 3bed/1bath)The property is right off a main road with the train tracks to the side of it C class neighborhood The property will need renovations, roof was done this yearAll units are rented and have been long time tenants This would have to be a cash deal and was thinking about getting a hard money loan to secure the property and refinance out of it.

You’re also unlikely to get any decent financing.If the property is already zoned for 4 units then you’d need to pull permits for the work already done, have it inspected, and redo any work not up to code....which would probably be a boat load of work and time.

@Tyler Stone if you can't find someone to hang your license with, I would not view the time you spent on the salesperson courses as a waste/mistake.I often recommend to new investors that they consider sitting through all the pre-license courses (even if they don't ultimately take the exam) as they're a great education and introduction to real estate, and very affordable compared to the information gained.I also tell them that since literally anyone can become a real estate agent, the class (especially an in-person class) can have some... colorful characters🤣Even if you never become an active agent, it's a very good set of introductory knowledge about real estate, and it's also very helpful to know when dealing with agents in the future - as you almost certainly will at some point.
