Not that this is, but during the gold rush the ones that made the money were the ones selling denim and shovels. 

I really thought I found a gold mine here and was hoping to just turn them all into MTR for them but there is just not enough consistent demand and I'm not willing to let it sit vacant hoping they reach out.   

Not even the 80/20 rule with realtors, more like the 97/3 rule in my experience.A good realtor, better yet a good realtor that is also a good RE investor, is worth their weight in gold.

I was researching how to analyze a sfr deal and came across the 2 percent rule on BP which then led to 50 percent rule which then led to a true gold mine of information from people like @Jay Hinrichs and others who post regularly and probably don't realize the following they have.

In other words, do you think that so long as we don't stop 3 feet from gold, we will eventually succeed?

Definitely a gold mine if you can find out how to get this information. 

Everyone thinks they have gold, but it's your job to filter through it all.
