It sounds like your second tenant is making a strong effort to stay current on bills and I am guessing this tenant will get back on track over the next few months.

I have no bills really other than a phone, internet and food.

Sure, some of us also have a W2 job or other streams of income but still, there is a loss of work and its income that stemmed from the virus.Does that mean - as a host, manager, maybe cleaner - you'd be eligible for the unemployment benefits extended as a result of the virus and the passage of the stimulus bill? 

Ask for copies of the utility bills, bank statements, insurance policy, bills/contracts with vendors, etc.

The insurance is not escrowed so the bank doesn't require  Daniel, call the insurance companies billing department. 

Landlords also have bills and some of them may have lost their jobs.
