The rent-to-value rations here are completely out of whack.It would be very smart of you to do a 1031 exchange into other markets that generate better cash-on-cash returns.Nevada and Arizona used to be great markets, but less so today with the low inventory levels there and particularly the rapid and large price increases in those markets over the last 24 months.

The problem is, my understanding of this particular loan is that it is only a 1 time thing, and I'm actually trying to hold onto that for something else further down the road.

On the flip side, I have dealt with cooperative sellers but could not get a deal done.To the attorney and RMLO question, the RMLO is there to ensure compliance with all the new laws on lending particularly with seller financing.
