It is written into all of our Leases that we will be doing quarterly (sometimes monthly) inspections.Our managers go around with a list to make sure smoke/carbon detectors are working, fire extinguishers are filled and the place is not potentially attracting vermin.We will also make a note of any damage or take pictures of potential Lease violations (smoking in the house, pets, more beds than occupants allowed, etc). 

At the end of the day, good deals attract buyers.

My personal opinion is that Gatlinburg has more year-round attraction.

In a way, I'm attracted to the inner city as it is a really good cross cultural experience. 

You would think that might attract some sketchy people on such a platform, don't know if I could bear doing that.

Seems like it attracts the best tenants. 

However, it should be noted that the property should promise attractive returns for the investment to be considered worthwhile for a partner.Another viable option is going through a hard money lender.

What I’m saying is when I buy I go through everything to tenant proof the home and attract quality tenants.

It will attract renters.
