The other option for finding as much equity as possible in a turnkey is to buying in markets that are at the infancy stage of the growth cycle...again with the buying quick as soon as a {growing} market becomes known.

In other words, you do nothing but check to ensure the rent was deposited in your bank account and move on to your next life experience.I know this is a bit pointed towards the 'down the road' stage of investing, but I really feel like if you plan for it from day 1, you'll save yourself a lot of headache and give yourself more time to find good deals.Good luck!

This is a handy way to keep a rent ledger as well.The only thing I think they took away, unless I'm not seeing it, is what stage the tenant is in regards to setting up their account.

When I refinanced this property a couple years ago, the arrangement drew extra scrutiny from the lender because they didn't recognize it as necessarily "arms length".
