Just looking for any opinions on the deal I am working on below:Property: 1 Quadraplex (4 - 1 Bedroom units) and 1 SFR (4 bedrooms), both on a main street in a small townCondition: Both in excellent condition.

The qualifications seem to indicate you need equity in another property or your own home - so I think it might be secured by that  - see below "Property ownership with ample equity."  

The size is 75x28 with 4 bedrooms.

Taxes are .98% and Insurance is .5% Summerville, South Carolina (2 houses) 90k bought 3 bedroom 2.5 2 story1350 sqft townhouse rents for $1150 a month with a $125 HOA. 97,5k bought a 3 bedroom 2.5 bath 1800 sqft townhouse rents for $1170 a month with a $125 hoa This is the "cheap" neighborhood and everyone is professionals/military/veterans.

There is only one of me.I would say the one mistake I can think of off the bat is to not buy a duplex without a garage, especially a 2 bedroom.

The key is being creative, is there a big 1 bedroom that would meet code as a 2 bedroom where a condo association could be finessed.

I took a quick look through my CA residential code book and could not find any code requirements for a closet, only requirements for a bedroom are smoke detector and egress window.

Around 750 sq ft with a recently renovated exterior. 2 bedroom and 1 bath.

Especially for a multi family.Each unit only has one bedroom.

Approximately 2084 sqft, 2.75 baths, and 3 bedrooms.
