So what I was thinking (say the numbers make sense) that we find a private/hard money lender, put a small down payment so that we have skin in the game too not just the lender, increase the interest rate so it’s beneficial to the lender, rehab the duplex, and increase rental price, then refinance in 1 year having a background of tenants to show the bank, and to pay back the lender so it’s a short term investment.What do you guys think?

In the process of maneuvering the truck in a pretty tight spot, the movers caused some relatively minor damage to the neighboring property that I do not own.The owner of the damaged property does not live on-site and is not yet aware of the recent damage, though I have historically kept an eye out for their building and given them a heads up if anything seems amiss and warranting their attention.When I became aware of the damage, I texted my tenant to inquire about his plan for addressing and making adequate repairs, though he has not responded and seems to be ignoring the issue.

If it refers to two separate legal parcels that are adjacent and share the same street address, then they are already separate lots and do not need to be split.
