My Las Vegas Investors need to buy "all cash" to even be considered to have their offer accepted.

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up. 

I’m an investor in Las Vegas for 8 years.

There’s a federal prison, casino, and lumber and food product supply companies...most employees drive in from out of town.

Hardly a slur---not meant that way...but I still think a Las Vegas Casino could use that as a drink name.A Scottish Financier = GlenLivit on ice with a splash of Ouzo.A Greek Handyman = Ouzo on Ice with a spalsh of GlenLivet.Both with a stack of $100 bill as a cocktail napkins.

Is anyone cash flowing with Las Vegas Section 8 tenants?

Avoid Miami Beach...lots of supply and "Las Vegas" crowd that could damage your unit.
