I called another title company and they told me that even if I brought them a sale contract and started the whole process of clearing the title, if it turns up they cant find the house in a will or something like that their hands are tied and I would need another lawyer to do some investigating.

@Amber Saulsbury I probably wouldn't want to invest in a market that is overly tied to oil (ie boom or bust).

The couple is about to file for divorce (wife living in the house - hubby moved out a couple of months ago), two kids out of high school, and college money is tied up in the house.

This person isn't necessarily tied to the Denver area, and could see themselves moving away if the right opportunities, family reasons, or other circumstances arose.

Historically, recessions are not tied to the housing market. 

All QRPs must be tied to a business - unlike Traditional & Roth IRAs.
