I am not sure how or if you can convince him of 50% unless you start bringing some of the work to the table.

NO one is perfect on our side of the table.. all you have to do is follow the crowdfunders.. some of those investors are sitting on 20 to 40% of portfolios not working..  

What I bring to the table is good personal capital and willingness to handle all financing.

If one must use a PM (High level executive working 80 hours per week that just wants a home in the mountains for example) we recommend TurnKey or Evolve.

Otherwise you’re asking a buyer to come to the table with $300k or more in cash (they can only get a loan for the house after downpayment not the misc. add ons.) so they can buy stuff you don’t want and they probably Don’t want either.
