I would just add additionally you need to remember the carrying cost are.Purchasing the property you:Title Insurance, Govt recording charges, attorney fees(900-1200), financing fees(depending on how you are purchasing if using hard money this could be 4 pts total loan and 14% for a year loan) Builders risk insurance(have to protect you and your investor), Here in NJ i will always get an oil tank scan (150-250).

Tiny house on wheels so can be moved.Rent lot to somebody with their own mobile home or RV, if zoning permits.Rent lot to people who want a garden plot.Build garage and rent mini-storage on small scale.

I got a bottle of champagne and had a little party to celebrate... seriously, I did.The problem is that he let the propane tank run empty and didn't heat the house properly, so now there's a water leak from frozen pipes.

Property info:-Neighbourhood is safe, family oriented, homes build in 80’s but many on the street have new siding and fantastic curb appeal (the one I am looking at has older siding but still nice curb appeal), bright and very wide street unlike most in the areas I can afford in-Three bedrooms 1 bathroom upstairs (bi-level), newer kitchen, good condition overall, 1 bedroom suite in the basement with separate entrance, storage, large bright windows and high ceilings, good condition – ready to go minus framing in and adding one door (easy fix).
