But they kind of all trail this one and that is we believe that when they release the foreclosures onto the market, once the foreclosure moratorium has stopped and it is no longer restricting the amount of supply that is going to the market then that's going to be a key indicator into when the market is going to start to correct.

Selling the property releases the entire amount in your control, and when you use it as a DP on your next deal, it will once again buy you a PV of 5 times it's face value...and your CF will increase dramatically.

Read your lease.On my lease we have 100% release fee....so if we have to release it, their deposit is gone....I guess depending on how much your deposit was.

If you put even $5K of earnest money in, that could get tied up for a couple of weeks, as the seller could instruct their lawyer or broker not to release the funds.

The tenant was released from the month-to-month with no penalties, and had several happy years with us until they bought their own house.I know that the apartment complex knew their clause was illegal, which is why they backed down so fast.  

But at least it makes for a nice press release for Council...

I wonder if that was intentional to release budget on the same day.
