Would you see yourself using a tool like this, or is it just another shiny object that’ll collect digital dust?

How can I make sure to do this the right way? 

Any other strategies for using 1031 money in this situation or is it only for purchase of a new rental property?

We are trying correct cat odors and damage unfortunately. 4) do you provide the itemized list and then once they agree you get the money to them or can this be done in one step and not be up for negotiation or tenant approval?
