Most professional tax software programs have an option to specify that rental income is non-passive, and that will cause the Schedule E tax loss for that activity to bypass form 8582.

@Travis Wigginsit's difficult to estimate in someone else's market. 

You can do the BRRRR method too with private loans, but in this market, that's pretty tough. 

Purchased for ~$20k under market value.
