Passive money will probably be about the same if you repair the old homes to like new finishes and accomodations.

We recently bought a property under market value at 80k, put in 15k repairs, rented, and refinanced at 115k.

A few thoughts --Have you found any duplexes in your area that are in need of some repairs?

I tried surveys in the past and had a 1% response rate which is absolutely useless.I now ask for feedback when we make a repair (no responses yet, but I keep trying) or when a tenant vacates.

Purchase price is 195K, we estimate repairs to be 15-25K, and ARV of $275K. 

Are they allowed to ask for me to repair a wall surrounding the property?

So far I've complete a medium level rehab on a dilapidated property (Middletown) that's been in my family since the 1950s/1960s  which is currently a rental property I manage for my mother, done a moderate amount of repairs on her house (Middletown), and purchased my own fixer upper (4 unit house-hack in Caldwell) where I've done a full rehab on one unit and medium to light work on the other units.
