I asked my commercial loan officer about a BRRRR-type strategy with STR and he said they would want to see 2 years of NOI before they would be willing to make a loan based on income.

Interior finish will have 1 office and 2 bathrooms for my business encompassing 16k sq ft.  

So ask your loan officer to update these fees based on your purchase contract and that should help you with making your fees more accurate.
