If it isn't in there you will have to work out something with the tenant if you want to avoid an eviction (you do always want to avoid eviction if possible) which is much more labor intensive than just pointing to the paragraph and saying " Ok you can leave early, just pay X"

The app Headspace is a great introduction into meditation.
