My Chase Saphire Reserve card gives me 3 points for every dollar I spend on travel/dining, which equates to 3% back in value, plus all the ancillary things I get from the card like free airport lounge access, free rental car insurance, auto rental upgrades, TSA precheck.Most of my spending is on dining/bars, so I use that to get the better return.

And, are those Taxes and Insurance quotes correct for a fourplex of that value?

@Ginger UngerThe issue with a quit claim in Texas is the difficulty in obtaining title insurance.

The attached Affidavit of Immobilization was recorded and filed with the state, which makes the mobile home real property for insuring purposes.

if you renting this house you might have to put a least 20% down + 5%-6% closing cost,insurance is going to be expensive near the water, check property taxes, vacancy, repair property maintenance, like snow removal, garbage, landscaping,etc

Some of them are referrals or have good reviews online.I have some questions that I plan to ask, including if they are insured, licensed, and to see if they do work on investment properties, rather than regular homes.  

This is assuming the mortgage insurance, and all other fees except vacancy, and a 7% downpayment.

The tenant carries no renters insurance (which includes liability coverage).

TOTAL nightmare to find landlord insurance - I spent 2 months of heartache and runaround to eventually find a good rate.
