To get local lenders, go to the Homepath web site and there is a list by state there.I don't think you can have more than four non-owner occupied properties financed.

I want to be involved in the real estate world and accrue money for future investments by exploring different options that are available to me.I have skills in web development and photography, and I'm currently trying to piece together a real estate / architectural photography business.I'm also considering working for a property management company for experience as well, but finding it difficult to break into that arena based on lack of experience / work history in management.

Otherwise, you may panic after closing and just go with the one that has the flashiest web site or the lowest (advertised) fees.That said, it is common for a manager to charge up to one month's rent to place the tenant and then a percentage of the rent collected after that.

@Royce Hodnett I second the book recommendation by @Michael Le - Multifamily Millions by David Lindahl.I would also recommend that you read "Wheelbarrow Profits" by Jake and @Gino Barbaro - they also have a very good web-based "Deal Analyzer" that will help you in the beginning stages of your underwriting for these deals.
