@David Kenny Most HOAs for townhomes around here (in MN) are run by management companies that specialize with this type of business.If you have an attached townhome, your HOA will have insurance on the building for major issues like fire, storm damage, and other natural disasters.

We do use linoleum in bathrooms and laundry areas in several of our rentals - it's a non-petroleum product (gypsum, wood flour, linseed, pine rosin) which is naturally anti-microbial and, if laid and cared for property, will outlast vinyl flooring.

Would anyone have any advice as to how to get my mindset to change and be more natural at mentioning my investing?

I worked in corporate sales, mainly advertising and consumer marketing sales.  

I want to do this by early next year.Issue I've had is that my business was incorporated in 05-2015, and I've talked to bank and loan officers which have all said they would need the business to be established for a minimum of 2 years.

@Brian Rank,  There are a couple of ways to incorporate a 1031 into this scenario.

She loves real estate, so naturally she bought as many grade A single family homes she can, while my grandfather bought land!

I cannot speak to the quality of the education either providers offer however I know human nature.

I have always been a hands on/engineer type person, this is in my nature.

The environment closes in to naturally push us to the following step.
