@Milind Pawar Those improvements add to your basis but do not impact the 1031 reinvestment requirements at all.

Me thinks you need to:a - Look for deals in different markets or using different strategies if deals are falling through,b - Use alternative forms of financing (not cash), if loans are freezing,c - Hang out with different people, if you're surrounded by skepticism, d - ...and look for long term budget corrections, so you can be prepared for something like this (not the source but the impact of this temporary situation) in the future...should it happen again.

It's hard in this climate, though, when we just don't yet know what we're dealing with regarding the impact of COVID on multifamily and rental assumptions (to echo @Charles Carillo).I laid out some of my COVID recession underwriting assumptions here.I think we're in the phase where most people have moved to the sidelines, especially sellers.
