I am also taking 90,180 days out market into account as that's the market it must flip in...I work closely with my buyers so I know what they are looking at, not just packaging up the paper and pushing it along hoping it works for someone...For me, I want to understand the entire picture and how we all look at it, as wholesaling is just a way to exit a deal, for me a way to generate capital to acquire my own assets.Feel free to message me to discuss more or if you need help running the numbers

I was reviewing the documents again this morning and noticed that the interest rate in the closing package is 0.75 percentage points higher than what was on my Lock-In Agreement from June 10. 

These are two properties located next door to each other being sold as a package deal. 

Other providers offer up recommendations for these services, and still other turnkey companies offer these services as part of their overall package.

If it's a package loan it seems like it would be more involved to refi or sell one of the four in the future because each was offered as part of the collateral.  

That said, 1) do you have the time to be there (receive packages, shop) for that or would you rather oversee it?

So bottom line contractor owes you money.. lumber supplier has a legit lien most likely and you will pay twice for the framing lumber.and by the way 7500.00 for framing lumber for a house is soooooo cheap if that was the entire framing package we pay 30 to 50k for lumber and truss's for a 2k to 2500 foot home out our way..
