I get the same problem using 3 different pc's.I use the samepassword manager app for thelast 15 yrs, so I know I am not entering in the wrong username or password.Sometimes it allows me to log in and sometimes it says incorrect username orpassword.

What are some of the differences between all three of these types of properties?

Sometimes they are noteworthy and sometimes not.I don't think it's reasonable to charge people two application fees so it's probably just best to get your leads through Zillow and then have them apply on a different website to screen them.

If you go with an Architect you can save a lot by using the same plan in different locations and pay a reuse fee instead of a full design fee.

I highly recommend trying out some of the free trials the different softwares have and seeing what works best for you. 

I've used lots of different platforms, Wordpress is a good one (you'll probably want to host your own website so you actually own it).
