If your contractor will pay the cost of the improvement up front, this is not a problem, most contractors wand some money up front so you need to communicate with the contractor.

Communication and reputation are key to getting deals accepted. 9 out of 10 deals use agents according to title company records, and FSBO/off market deals without agents involved are actually where the majority of litigation occurs, because they're often a complete mess, so I think anyone saying agents aren't needed is living in Lala land personally.

Come January, the tenants stopped communicating, never paid rent and wouldn’t give us access to the house even though we were in the middle of repairs in the kitchen.
