A mortgage banker can shop thirty some odd different banks for you (or more). 

I plan on sitting down with my local, or maybe not local, banker / mortage company and sharing my business plan in an attempt to get pre qualified before I go property hunting.

I had lunch today with one of my mentors today who told me to look for a banker that understands "footnotes."

Most of the people that you meet in these orgs/places are attorneys, developers, investors, bankers, politicians, doctors, business owners, etc.

i have yet to hear a firsthand experience of anyone getting their principal reduced. i've read somewhere that less that 1% have received a principal reduction. i think that number is even inflated.i have many, many contacts in banks (and i sit at my bankers desk all day) and am seeing that people that are behind on their mortgage aren't behind because they just refuse to pay due to the value of the home, but can't pay.i certainly hope that you didn't promise that lady you spoke to that you can get the lender to drop her loan amount to the amount the home is 'worth'. it will NEVER happen!

It was the first one for my banker and realtor and my QI hadn't done one in a few years.

Before you make a decision, find out from your banker if the terms on a HELOC would be the same on a non-owner occupied property.

I also let them know that there will be a background check and I will call previous landlords, employers, bankers, ect.
