The ugly truth of it is Professional Landlord organizations are reallocating portfolios right now, dumbing garbage on market for MFH because it's known novice investors and novice realtors are snatching them up, and we just shake our head and make bet's on how long until we buy them back in default at 70 cents on the dollar.

But I bet there are a ton of doors waiting to be knocked in the Tampa Bay area that won't have any direct competition.

Odds are good one tenant throws garbage in another tenants can and then boom, you have a big argument.

He also constantly blocking in the other tenant by parking in the driveway despite signs saying not to do so.He has a tendency to urinate on the property (by his moms door steps) and comes in and out during odd hours around midnight.

The odd thing is the agent told us that the premium did not and could not include liability.

If you use that cash to acquire another property or invest it someplace else, then odds are good you come out ahead with seller financing. 

I think your best bet is to find a local agent and team that is familiar with working with Investors.

Best bet is to get creative or look in tertiary markets (which are hit the hardest in recessions).Hope this helps a bit.
