But all in all the quality of new housing developed during that period is subpar : cheaply built and poorly designed.On the other hand, the Altbau (pre 1953 construction) inventory in the East remain significantly more attractive.

The market:  Omaha has been in a total seller's market for the last couple of years, and this past winter, in which the cold weather typically slows sales down until spring, it remained hot, setting up for a crazy spring.  

Be patient, when they pass you will receive a portion of what is remaining to do with as you please.

Lesson I have learned from this is to remain open minded no matter what the circumstance.

thanks, @Bill Brandt and @Dave FosterI would qualify as #2, where I basically lived in the property for 2 out of the last 5 years and now have it as an investment property.My question boils down to this (and I think Bill touched on it), I can take the 121 to avoid cap gains tax up to 250k, but for the portion where I have to recapture depreciation, can i use the 1031 to not pay that remaining amount? 

At the end of the 12 months, full remaining balance is due which I would then go to the bank across the street and get a mortgage.

Now those two are divorced, the two rentals have been sold, I got my investment money back (and then some), but the 2nd mortgage remained on my property.

We also spoke with the title/escrow company, got partial wiring instructions via secure email, and then the remaining part of the instructions verbally over a phone call.
