I originally started searching focusing on lease options to hold for myself,  not necessarily wholesaling at first(though we have been extremely successful).

Sit back and focus and create a long term plan. 

Focus on building your credit and down payment on a SFH.

If I am to focus on SFH , 3 BR , 2 BR it’s seems tough to get that type of cash flow.

I am going to step back and focus on the facts because I definitely see the benefits.

There are ways to scrub the MLS, you should definitely look at school districts first or wherever in your area there is a blend of employers and there has been growth in population and real estate cash sales.BUTThen you should just be an agentBECAUSE As a wholesaler I find off market deals and I am singularly focused on providing value to those who, for whatever reason, won’t deal with problem properties themselves.

My main goal from REI is to be build a large enough RE portfolio, while finishing my military career, for my wife and I to become financially independent allowing us to focus solely on REI after my retirement.

If I focused more time and effort I would find more than that.
