I started my real estate investing I here on the East Coast where I was sent here just like you by the military (Air Force and I was a E-3), I started purchasing homes(no money down) and rented them out to O-2s, O-3s We lived on Base here on Ft Meade in 40 old row homes for low ranking enlisted housing, for the first year or so, when I stared to purchasing newer foreclosed homes, small apartments and those higher ranking military folks were paying my mortgages!

If I had an agent, do we request the Schedule E and do an inspection first before making an offer?

Hello I am an Associate Broker for Triple E Realty LLC out of Indianapolis, IN.

I also cannot get the seller to provide me with a Schedule E or his bank statements so that I can confirm the actual costs to run this multi.

They can only see my half of the Schedule E on this new application yet I'm on the hook for 100% of the mortgage.

Or if anyone who works abroad has put together an e-binder to send to loan officers and what that looks like?

There are IRS guidelines for different loan lengths for minimum interest that must e applied or else it is considered a gift and will be taxed as such.

I do have to admit that I did get a kick out of his A&E flipping show.
