1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.assuming same area, both new builds, same finishes etc etc. 

versus a new property with it's income/debt load.Other considerations might be if that property you own is at a great risk for capital expense that can create a real urgency to sell and 1031 before the capital expense hits.

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

Do you focus more on multi-family builds versus single family?

I am looking at some  properties to purchase and was wondering if the amount of depreciation claimed changes if I bought the property in say the 3rd quarter of the year versus the 1st.

And that's not due to lack of looking, because I wade through thousands of deals a year (and typically will invest in only a few each year).And right now, there really isn't an option for an investor like me to go through crowdfunding platforms like CrowdStreet as they no longer have enough volume (they only have 1-2 or so deals now, versus 20-30 in the past).

If it is worth your time to manage your properties versus not having the learning curve and emotional stress of it, do it.
