Depending on how it is done and what guarantees the government offers and requires of the released entities, interest rates could move slightly higher.

Elite’s rates are a little higher but they sound MUCH more flexible.

Is your house in an area that is appreciating, easy to get good tenants? 

A few may just want to be a PML and get the agreed upon interest rate.

I advertise via Sabbatical Homes and Harvard Off-Campus Housing and insist my leases begin on Sep 1, Jan 1 or Jun 1 and end on Dec 31, May 31 or Aug 31. 

Rates will at some point allow you to refinance.  

I mentioned buyers brokers not showing houses to their clients because they thought the commission split was too low.

Cash flow is definitely the biggest challenge; both in terms of finding properties to buy that cash flow with a loan on them and just company wide given interest rates and labor/material is up and, at least where I'm at in Jackson County, MO, taxes are way up too. 

What am I missing (besides in some instances you have a lower interest rate but do not get clean title to a property)?
