Hello AllI'm selling my 4 plex unit in Hayward, CA and 2 single family (on same lot) homes in Antioch, CA and my personal home in Castro Valley, CA to invest in commercial real estate or triple net properties/y.  

I have read the transcripts of actual cases from Housing Court in my area and yes, there are horror stories about tenants who are awarded triple damages for what seem to me to be minor infractions.

Yet when you're dealing with a newb you feel like you always have to double or triple check because you know(suspect) that they may not know better just yet(lack of trust).

The rest are in a discovery period trying to see what they want to do.With 500k down it is tough to get into quality commercial R.E. for hands off triple net.

In many instances, you can triple net the commercial space sufficiently to cover your debt service, with the residential offering greater mobility in the short run.

I asked about triple net leases and reserve accounts. 

Your 8k renovation budget could triple as soon as the simple floor replacement reveals mold in one of the bathrooms, etc

Because it can be double or triple the amount of the deposit if you fail to comply with the deadline.
