Hello All

I'm selling my 4 plex unit in Hayward, CA and 2 single family (on same lot) homes in Antioch, CA and my personal home in Castro Valley, CA to invest in commercial real estate or triple net properties/y. I'd like what ever I buy to be located in Nevada or Placer Co so I can keep an eye on them. I'm buying a home with acreage as well to start my new LLC goat biz. (mostly so I can buy me home under the LLC for the tax shelter. I'd be interested in this strategy opinions as well.

Any suggestions? Opinions on Com RA vs NNN? I'm a newbie side of real estate but not rentals. I'm very seasoned as I've done my own property management for 10 years at these 6 units. I'm anxious to learn this side of things.

Any positive or negative stories?
