I'd just request the PMI removal, you'll likely have to pay for the appraisal, but if you're confident the value is where it needs to be, great. 

Also, you don't have analysis paralysis, you are only 18 and you just don't know enough yet to have the confidence to know which direction to go in.Go to real estate meetups every month for a year.

Lets say that their coaching was for a year and it cost them $10,000 and the average student bought 2 homes in the year and gained an increase in equity by $80,000 and they felt that they were confident in finding and purchasing good deals after the year was over.  

Here's a few things I would keep in mind- Travel medical professional demand and pay is down significantly in many markets.

Anything west of those areas (excluding Speedway $$$) will be D class, no new construction/flips, and I don't travel though.
