The rebuttal or pitch they use is in case you have car issues such as a transmission, the lender knows in advance the money they provide is being used for the rehab, etc.

My agent was amazing but didn't have an investor mindset so I'm looking for a new agent to work with who understands a bit more of what is talked about here on BiggerPockets.I'm possibly doing this next deal with my brother so budget and timing is slightly fluid but I'm hoping we can put something under contract as soon as June but there is possibility that we may not be ready until late summer (yes I understand the market moves very fast).

My income is mostly from rental property (single family) but I still do some residential construction (mostly remodeling).my pickup (07 Tundra has a transmission issue - for now just a check engine light) will need replaced within a year or maybe two. 1) Construction Co.Would make the most sense for a serious deduction but since I've focused more on rental property my construction company doesn't gross enough to make the purchase of a new vehicle a viable one, probably get audited and then not sure what they would do.2) Rental property wouldn't make sense either because it would be an administrative nightmare ( CPA says) to divide every expense up per each home.If I change to having them all owned by a single LLC then if someone won a lawsuit against me, I could lose it all.Deductions for now since I use my truck for Construction, Rentals & Personal is based on  mileage or I just get the standard mileage deduction (7k).Just trying to be wise before I just do something.Any thoughts on this would be appreciated.Thank you, Joe

That furnace is still in operation 4 years later with zero problems a/c and handler works like new.And do have a wall mount CO tester in the unit..it's code.Do you need a whole new system, that's a lot of money to rely on only one bid.Like with car repairs, unless you understand the system and know the (Lingo), there will always be those guys out there who will try to sell you "Blinker Fluid" and an engine rebuild when all you need are brake pads: https://www.youtube.com/watch?
