I have had great success with Zillow Rental Manager which is free and posts to Trulia and Hotpads in one go PLUS their application fee is super cheap.

Are you getting the property at market rate or below market rate?

To determine if there’s a market at the hospital, I'd recommend reaching out to the hospital's housing coordinator or human resources department, as they often handle temporary housing for traveling medical staff or out-of-town employees.

They could be your insight into off market deals.
