So, I don't want to expand that tool beyond what it is today.1) If anyone out there knows of such a dashboard for a small investor (I have 5 commercial leases and 14 residential), please share the information on where I can buy a template.2) If any of you are interested in working together to develop this tool, I am happy to meet and build a wish list for features that we can divide up the work and complete it faster.

In the area where I am in CA, prices are through the roof, as is demand, therefore; we have a lot of homes sold for shared housing situations.  

Create a methodology which uses this technique or strategy in 10 X the number of situations where it’s appropriate, and only report the few successes, never acknowledging the failures or the risks3.

And I certainly don't think flying anywhere to scout is where you are at.  

$1,500-$1,600 is about the going rate for a 2/2 in most average areas of BR, but I can see where some neighborhoods would get more.Another thing to think about - if the property is sitting vacant right now and you have ready and willing (and qualified) tenants, then the opportunity cost of waiting an extra month or two is $1,550/month.

Talking to others also gave me insight into different markets and strategies, which made it easier to figure out where I wanted to focus my efforts.A simple tip I’d give is to start small and grow gradually.

I want to obtain more properties through other loan products but unsure where to start.

Collecting rents is an art and a science.What you should depends on where they are with their late rents.

Once I got clear on where I wanted to be, every decision became more intentional, and the right opportunities started falling into place.The emphasis on branding and networking is another game-changer.
