I was thinking of doing both but leaning more toward mid-term rental targeting traveling nurses and professionals.

With Cleveland Clinic in the area, it’s a great opportunity for real estate investments, especially targeting travel nurses.

Focused on traveling nurses.

1) All of the spaces are the same and the one unit is higher in rent because it was a month to month and the owner raised the price because it was a travel nurse and was on a month to month lease. 2) The owner is saying I could easily bring the prices up to 2150-2250 per unit and keep it at long term leases to make it easier to manage. 

I will say for myself, I'm fine paying $X to install a faucet (for example), but when it is broken down into $A for travel, $B for labour...it bugs me-stupid, I know, but I'm being honest.

Then some other goon gets up and tells his rags to riches story, even poking fun at Amway for doing the same smoke and mirrors tactics to get members as I had just been subject to. 

Typical "surprises" for investors are ELECTRICAL hard wired, interconnected smoke/carbon detectors - tamper free outlets and 20 amp GFCIs at kitchen counters, romex or bx wiring and covered closet lighting.

I have a client who just bought their first home and he's prepping the house to rent out the rooms to traveling nurses.
