ADU/DADU/Rent by room/Subdivide/..... are all different forms for what we typically do to get decent cash flow for our properties.I do a lot of rent analysis on a daily basis, and many of the turn-key properties will not get you decent cash flow numbers.

My go to strategy, without knowing much about you and your place, would be to subdivide the land, build the most dense and attainable housing possible on the new land, keep the existing house and add a DADU on the existing lot if possible.So many options!
