Its been great while working in the house with the rehab, however I am concerned with a Tennant taking advantage of this: smoking inside, not opening the windows while running it causing a backdraft from other appliances like the water heater which would cause it not able to vent to the outside properly, and I'm sure there are others. 

I did most of the work other than appliances ect it’s very small 400 square feet total so it’s like a little studio with big glass sliding doors to a patio.Turns out someone called zoning and long story short I was told I can’t do an ADU.

Now if I remodel the kitchen, bathrooms, doors, windows and some other stuff I could probably rent it out for $650-$700, increasing my cash flow, specially when I move out.

Allowing a family that large in a basement apartment is no bueno and you probably knew it.Do the basement windows have proper and legal eggress?

Get a camper, paint it brown or black, cut out a window, put a college kid inside and sell coffee.

Long term hold with plans to force value by adding egress window/exits in basement to increase property from 2 bed / 1.5 bath to a 3 bed / 1.5 bath on each side and increase overall value.

Roof, furnaces, HW tanks, windows all under 5 years old? 

@Benjamin SulkaThis one was mostly cosmetic: paint, carpet/floors, light fixtures, trim, landscape clean up, rodent remediation, bathroom vanities in the 1/2 baths, and some of the windows.Rehabbed one unit at the time aside from the windows.

His rent pays our property taxes, our water and sewer bills and will be paying to replace the windows in three of his rooms come springtime.

Exterior rehab, siding and windows, is still required.
