Some settling of a property is to be expected but if it significant enough to be causing issues such as slanted floors, door openings not being square, windows that won't open, etc.

Hi BP members, I have a building in San Francisco that is classified as a 2 unit building, in reality it is x3 apartments, the ground floor work was done prior to acquisition and not permitted.

However, if you're talking about flooring, tile, cabinetry, electrical, plumbing, etc... that will add up quickly. 2) Did you confirm the market rents in several ways/methods?

Will need all the typical repairs (flooring, cabinetry, paint, etc. etc. etc.). 

You could adjust the scope of work in another way to reduce the costs to compensate for this addition perhaps by using a cheaper flooring for example.
